SCHEDULE:                Mondays -to- Fridays (40 Hours per week) with On-Call Duties

FUNCTION:   The primary responsibility of the MAINTENANCE/UTILITY TECHNICIAN I is to perform daily work order repairs, preventative maintenance tasks and regular maintenance functions. Other duties include weekly and periodic maintenance tasks, grounds upkeep, unit re-conditioning, custodial duties, and other tasks as assigned by Facilities Manager and/or Administration. Cover “on-call” and occasional emergency weekend and holidays.

1. Perform daily work order requests for repairs in units and other maintenance repairs within building/grounds.
2. Change filters in all heat pump units per the quarterly changing schedule.
3. Maintain trash compactor, clean unit and sweep service tunnel and dock area – water spray as needed.
4. Perform daily yard/grounds clean up and window washing of front lobby area and dining room/library.
5. Perform maintenance on heavy equipment as directed by Facilities Manager.
6. Maintain dining room floor as directed – wash/strip/wax/buff.
7. Assist with grounds upkeep, including mowing, snow removal and regular yard clean-up.
8. Perform monthly sweeping and wet mopping of stairwells.
9. Escort professional exterminator to scheduled units and common areas.
10. Assist with checking units and common areas for bed bugs, roaches, etc. and assess need for service.
11. Assist with the removal of furniture and other items from skip-out tenant units.
12. Assist with the reconditioning of vacant units.
13. Assist, as assigned, in carpet cleaning, carpet removal of occupied units.
14. Repair window screens and replace window class in units and common areas.
15. Assist with periodic cleaning of hot water tanks, emergency generator maintenance.
16. Respond as needed to all fire, medical and security alarms.
17. Assist with the evacuation of tenants when called upon and instructed by Emergency Staff.
18. Shampoo carpets per monthly schedule, spot clean at other times as needed.
19. Assist with unit inspections.
20. Secure both buildings at the end of the workday.
21. Serve occasionally as “on-call” emergency for weekend coverage and Holidays.
22. Report/Notify Facilities Manager and/or Administration of problems and concerns (safety issues or tenant problems).
23. Perform other duties as assigned by Facilities Manager and/or Administration

1. High School Diploma or equivalent required.
2. Good skills in various maintenance functions.
3. Must be safety conscious.
4. Must have the ability to work and relate well with older and disabled persons.
5. Must be able to work independently without direct supervision.
6. Must be able to follow a written schedule of daily tasks.
7. Must have transportation to serve as on-call staff.
8. Must be able to change to different tasks quickly as an emergency requires.
