    Location/Department: Greater Hartford Area Services (Hartford, CT)

    Status: Exempt, Full-time (will need to be on-call for emergencies)

     

    Scope & Purpose of Position:

    Shall maintain The Salvation Army property of DHQ (including the associated living quarters) & GHAS (Hartford North End, Marshall House Family Shelter, South End Complex, The Right Place, and the associated living quarters).  Oversees the training and supervision of maintenance/custodial employees.

    Responsibilities

    • Ensure that facility, health, and safety standards are met.
    • Ensure that equipment is in proper working condition and facility repairs are addressed.
    • Oversee general maintenance and janitorial upkeep of the facilities.
    • Supervise the GHAS and DHQ maintenance/custodial staff.
    • Assure janitorial duties are completed by janitorial staff (clean bathrooms, mop floors, clean kitchens, remove trash from buildings, replenish consumable items, vacuum work areas, dust, sanitize lobby areas, etc.).
      Coordinate the maintenance of building exteriors by ensuring the removal of trash and debris from properties; walkways, stairways, and parking lot areas are clear; dumpster areas are free of debris; and yards are maintained.
    • Establish and maintain a property preventative maintenance schedule for all facilities and vehicles.
    • Establish and maintain a floor maintenance program (carpet cleaning, waxing of floors, etc.).
    • Inventory equipment, tools, and services and order, with approval.
    • Make pick up and deliveries, as requested by supervisor.
    • Perform minor repair and maintenance.
    • Notify supervisor of need for contracted service maintenance.
    • Develop scope of work, contact vendors, and secure bids for projects.
    • Seek pricing on contracted services, as appropriate and requested by supervisor.
    • Establish schedules and monitor contracted services (trash removal, snow removal, janitors, etc.).
    • Assist in the coordination of volunteer & community service projects with regard to property projects (Day of Caring, church groups, etc.).
    • Coordinate the securing of all facilities.
    • Assure the timely completion of seasonal maintenance (snow removal, shovel steps/walks, sand & salt walkways, lawn care, trim bushes, and leaf removal).
    • Assist with moving of furniture and equipment as needed.
    • Coordinate and implement routine fire drills and document the same, in coordination with the EDS Director.
    • Coordinate and implement monthly checks of emergency lighting and document the same.
    • Ensure fire extinguishers are appropriately placed and inspected, as required by code.
    • Ensure compliance with local licensing and inspection agencies, ensure licensing compliance of the kitchen areas.
    • Establish corrective action plans for non-compliance issues and facility deficiencies.
    • Participate in and support the implementation of special activities and events for GHAS and Corps programs as requested by the Area Coordinators.
    • Maintain positive relations with other staff members, suppliers, vendors, and professionals.
    • Develop and maintain a work order process.
    • Prioritize work orders.
    • Follow up on work orders to establish thorough and efficient completion.
    • Establish emergency maintenance on-call schedule and post and distribute emergency telephone numbers.
    • Make regular inspections of the property.
    • Assist officers with the move-in and move-out procedures.
    • Be a role model for maintenance/custodial staff by following and presenting a professional appearance.
    • Obtain thorough knowledge of all emergency cut-offs (water, gas, electrical, clean out traps, fire extinguishers, and fire hydrants).
    • Direct all aspects of property maintenance including grounds, custodial, corrective, deferred, and emergency.
    • Report unsafe working/living conditions to supervisor.

    Qualifications

    • Valid motor vehicle driver’s license in good standing required
    • Ability to drive 12 passenger van and pass required Salvation Army driving test
    • Able to follow oral and written instructions while communicating closely with supervisor(s)
    • Effective use of a variety of hand and power tools required
    • Knowledge of methods used in all manners of building maintenance, including basic knowledge of carpentry, plumbing, painting, grounds keeping, and minor appliance repair
    • Must have working experience with the tools used in the maintenance and repair of building facilities
    • Must observe safety standards and procedures related to the building
    • Basic math skills is necessary
    • Must be a highly-motivated self-starter
    • Experience supervising staff and/or volunteers required
    • Must be organized and have a high attention to detail
    • OSHA 10 certified preferred
    • High school diploma or GED and two to three years related experience and/or training
    • Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals
    • Able to solve practical problems in a variety of situations
