Position:   Property Manager                    

Department: Reed House; 1320 South 32nd Street, Philadelphia, PA                                                                         

Availability of Position: Immediately

Schedule: Full-Time; 40 hours per week and on-call                                           

Reporting Relationship: Report to the Director of Supportive Housing

Salary and Grade: $35,450; 10 Exempt

Responsibilities

Description of Position:

 

Reed House is the development of a 66 unit Single Room Occupancy Housing program for formerly homeless men and women recovering from drug and alcohol addiction or with a physical or mental disability. Reed House was developed with Low Income Housing Tax Credits and Project Based Section 8 subsidy. The Property Manager is responsible for overseeing and understanding all aspects of on-site property management and housing operations including but not limited to ensuring rent collections, maintaining 100% occupancy, timely recertification’s, accurate reporting and ensuring physical, fiscal and due-diligence compliance reporting requirements. The manager is responsible for providing supervision oversight and direction to the maintenance technician/housekeeping staff, administrative staff, resident advisor’s and the partial supervision to the Life Skills Coordinator to ensure that the facility is well maintained and efficiently operated. In addition the manager must have a passion and desire to work with a SRO community.

Qualifications

Requirements:      

 

  • High School diploma plus five (5) years supervisory and property maintenance experience.
  • The Property Manager should possess good record keeping and organization skills, strong communication, people and leadership skills.
  • This individual should have the ability to work independently and in a team environment and have a solid understanding of all aspects of managing affordable Housing Project Based Section 8 programs and with SRO population.
  • Must be available for on-call emergencies, and have a valid driver’s license.
  • Child Protection Clearances PA Act 153 requires that all prospective employees complete the following clearance and background checks: PA Child Abuse History Clearance, PA State Police Criminal Record Check and FBI Criminal Record/Fingerprint Check.
  • Must have an understanding of and appreciation for the Mission of The Salvation Army.
