Overview

Position: Maintenance Technician

Location: PSSM - Reed House, 1320 S. 32 Street, Philadelphia

Availability of Position: Immediate

Schedule: Full Time: 40 hours per week; Monday- Friday; Some weekend or evening hours may be required in case of emergencies and to meet program needs

Reporting Relationship: Business and Property Manager

Salary and Grade: $15.00 per hour; 73 Non-Exempt

Position Overview: The Maintenance Technician has the full responsibility performing all aspects of repair and preventive maintenance for a 66-unit Single Room Occupancy Community. The Building Services Technician is also responsible for the general cleaning of the Reed House property on a daily basis.

Responsibilities

Description of Position: Daily inspection of the interior and exterior of the property to ensure that the grounds, hallways, stairwells and all other areas are clean and in order. Completing daily work order requests and special projects as directed by the property manager. Conducts scheduled pre- inspections of resident units in preparation for annual inspections. Complete turnover of all vacant units in preparation for new move in such as painting, floors, plumbing, electrical and building repairs as required to maintain the building up keep. Must be Knowledgeable HVAC systems and adhere to OSHA regulations. Accompany and supervision of all outside contractors while on premises. Routine heavy cleaning of common areas, which includes vacuuming, mopping floors, utility room, community room, stairways, laundry facilities and cleaning glass. Trash removal throughout the building, maintain trash room and pick up 4 days a week. Responsible for maintaining reports/ logs relative to appliances, equipment warranties, A/C filter changes, preventative maintenance on building mechanical systems, tools and inventory of supplies. Responsible for security of building equipment and materials, such as vacuum cleaners, mops, brooms, etc. Also submit incident reports to Property Manager of any problems or issues related to management of the property. Accompany Property Manager on unit inspections. On call availability in the event of a maintenance emergency. Maintain a professional working relationship with building residents, outside contractors and staff at all times. Completes all other duties as assigned.

 

Sanctuary Responsibilities: Maintain and uphold the principles and commitments of The Sanctuary Model. Attend all relevant and necessary trainings associated with Sanctuary. Complete S.E.L.F. group and exercise safety plan. Attend Community Meetings when possible to reinforce Sanctuary Model with residents. Create and maintain a safe environment for residents, staff and self. Create and promote a community that respect’s and embraces multi-cultural diversity. Create and promote a non-violent and non-judgmental environment. Refer residents to supportive services where applicable. Share behavioral patterns and concerns with residents especially when concerning children. Coordinate groups for creative outlets to assist residents in identifying their strengths and interests.

Qualifications

Requirements: Must be keep information in confidential and secure. Must have a High School Diploma or G.E.D. and two years or more of building maintenance experience. Must be a self-starter and be able to take the initiative to get the job done. Must be able be to work in an environment with multiple changing work priorities. Must have excellent customer service skills and be able to communicate well with people. Must have Knowledge of HVAC, Plumbing, electrical, landscaping be able to paint. Must be organized and keep accurate maintenance records and reports, i.e. monthly inventory. Must be able to operate building equipment, i.e. buffer/striping machines. Must excellent verbal and written communication skills. Child Protection Clearances PA Act 153 requires that all prospective employees complete the following clearance and background checks: PA Child Abuse History Clearance, PA State Police Criminal Record Check and FBI Criminal Record/Fingerprint Check. Must have an understanding of and appreciation for the Mission of The Salvation Army.
